Things to consider with FHA and VA

The FHA loan is often great for first-time buyers and others who can’t put 20% down on a transaction, but it has one great pitfall, which is the FHA inspection. FHA, and VA also, insist on a home being in sound repair in order to insure the financing.

Many homes offered for sale have some elements of deferred maintenance, and usually buyer and seller can negotiate in a relatively friendly way which of these each side will take on. Some repairs the seller will fix before closing, and some the buyer will agree to absorb, to be fixed down the road after move-in.

2013: 100 years of Real Estate Ethics

2013 marks 100 years that Realtors® have conducted their practices according to a code of ethics, one of the first ever ethical codes for trade groups created in this country. I have always been proud of the ethical code of my profession and I wanted to share this with you.

The NAR Code of Ethics sets the bylaws that govern how I and my fellow professionals must perform in offering our services.

The first Code was written when most regulation and licensing for real estate didn’t exist. It was one of the first times that any business group set down in a code its ethical duties for the public to hold them to. Continue reading

What Does Active With Contract Mean?

Q. A client recently asked me what “Active With Contract” signified on a home listed for sale.

A. In most cases a status of “active with contract” means the seller has accepted an offer, but is also entertaining backup offers. Most sellers prefer to actively search for a backup offer in the event the first buyer is unable to close. This is more common with short sales – these can take up to 7-8 months and the buyer can get tired of waiting.

In most cases of a buyer seeking a primary residence I would not recommend making a backup offer. You can only be in one contract at a time unless you can qualify to close on both. Hung by the Toes Until Creditworthy

When your offer on a home has been accepted and you begin the delicate process towards closing, it is crucial to keep your credit picture unchanged. How crucial? Well, it’s enough to give you nightmares.

I’m thinking of the young man we closed recently on a condo purchase. He’s been a dream client for me. He’s done everything I’ve advised him to do at every step of the process, and now he’s found a place to own that he absolutely loves and that he can afford. And through the whole process he’s shown persistence in dealing with a seller who has been, um, rather less than businesslike.

Stephanie Will Exceed Your Expectations – Review

When I decided to accept an offer for an amazing job opportunity, but one that required me to move to the Tampa Bay area for a few years, I started scouring condos in Tampa.  I focused on Harbour Island and arranged to come down for a two and a half day weekend. Easier Loan Packages Now Becoming Available

The lending market seems to be opening back up a little, certainly in our local area, according to my favorite loan officer, Luke Andrews. Luke’s company has recently partnered with a new wholesale lender with some excellent “out of the box” programs that will make it easier for many buyers to qualify for financing.
